What is Commercial Roofing?

Commercial roofing refers to the installation, maintenance, and repair of roofs on commercial buildings, such as office buildings, warehouses, retail stores, and industrial facilities. These roofs are typically larger and more complex than residential roofs, often covering expansive areas and requiring specialized materials and expertise.

Commercial roofing systems vary widely depending on factors like the size and function of the building, local climate, and budget constraints. Common types of commercial roofing materials include:

  1. Built-Up Roofing (BUR): Consists of layers of asphalt or tar alternating with layers of reinforcing fabric, topped with a layer of gravel or a reflective coating.
  2. Single-Ply Membrane Roofing: Includes materials like EPDM (ethylene propylene diene terpolymer), TPO (thermoplastic polyolefin), and PVC (polyvinyl chloride), which are lightweight, flexible sheets that can be adhered, mechanically fastened, or ballasted to the roof substrate.
  3. Metal Roofing: Utilizes materials such as steel, aluminum, or copper in various forms, including standing seam panels, corrugated sheets, and metal tiles. Metal roofs are durable, long-lasting, and often chosen for their energy efficiency and aesthetic appeal.
  4. Modified Bitumen Roofing: Similar to BUR but incorporates polymer-modified asphalt for added flexibility, durability, and resistance to temperature extremes.
  5. Green Roofing: Involves the installation of vegetation and growing medium on the roof surface, providing insulation, reducing stormwater runoff, and improving air quality.
  6. Spray Polyurethane Foam (SPF) Roofing: Sprayed onto the roof substrate as a liquid, which expands and solidifies into a seamless, lightweight, and durable foam insulation layer.

Commercial roofing contractors specialize in installing and maintaining these various roofing systems, ensuring that they meet building codes, provide adequate protection from the elements, and contribute to energy efficiency and sustainability goals. Regular inspections and maintenance are essential to prolonging the lifespan of commercial roofs and minimizing the risk of leaks, structural damage, and other issues.
